Demand for quality, yet affordable commercial space is increasingly refocusing developers’ attention away from the traditional CBD and near-city markets with the announcement that boutique developer Zedex will proceed with the development of a high quality three-level multi use on the south side of Scarborough Beach Road in Osborne Park.

Located at 481 Scarborough Beach Road, the Zedex owned site in proximity to Harvey Norman, JB Hi Fi and new Stephenson Ave access onto and off Mitchell Freeway.
Comprising micro-warehouses, offices and basement storage units, Centric 481 is the brainchild of Zedex developer Robert Zupanovich and comes off the back of his successful “Sotto” development located at 3-5 Collingwood Street, that was 100% sold prior to practical completion.
With the incorporation of basement storage units, Centric 481 allows occupiers to run their business from high quality warehouse/office accommodation with the ability to store cars, boats and caravans securely in the basement.

Work on the project has now commenced with completion scheduled for Q3 in 2026.
